xAI’s planned US$20bn hyperscale data centre in Southaven, Mississippi, represents one of the largest single data centre commitments in the US to date.
The facility, named MACROHARDRR, expands the company’s compute footprint across the greater Memphis region and adds nearly 2GW of capacity when combined with xAI’s surrounding assets. The site is set to play a central role in xAI’s infrastructure growth, supporting AI model training and inference workloads at scale.
The build aligns with the company’s broader plan to match compute density with dependable access to power, reinforcing a strategy that prioritises proximity between data centres and generation capacity.
Power access fuels AI infrastructure build
xAI plans to retrofit an existing facility in Southaven to house the MACROHARDRR data centre. Once live, the facility will bring xAI’s total compute capability to around 2GW – enough to support the development of its AI tools such as Grok, as well as its wider portfolio including developer APIs for image generation, voice and agent services, and its xAI For Government suite.
The Southaven location intentionally sits close to an xAI-owned power plant and another existing data centre in neighbouring Tennessee. AI workloads demand energy beyond what traditional enterprise or cloud facilities can supply, and the co-location of compute and energy helps streamline operations.
The data centre is earmarked to support high-density workloads critical for both training large-scale AI models and deploying inference capabilities.
According to xAI, the site marks its third major build in the Memphis area, reflecting the speed at which its infrastructure is expanding.

Jobs, tax revenue and state support
The US$20bn project is expected to generate hundreds of permanent jobs across DeSoto County, spanning technical operations, facilities management and auxiliary services supporting large-scale data centre operations.
Mississippi’s state leadership is backing the build through the Data Center Incentive programme, which offers sales and use tax exemptions on certified data centre hardware and software. Local governments are also involved, with the City of Southaven and DeSoto County offering support through fee-in-lieu arrangements.

“It sets the pace for continued high-tech investments across our state and strengthens Mississippi’s position as a leader in this exciting tech revolution. There is truly no better time to invest in Mississippi.”
The project will also generate new tax revenue to support Southaven’s public services. These include public safety, healthcare, education and community infrastructure.
Strengthening Mississippi’s tech ambitions
For Mississippi, the investment places the state directly in line with a growing trend towards regional data centre hubs focused on AI infrastructure.
Economic leaders view xAI’s project as evidence that Mississippi’s approach to readiness and responsiveness is helping attract large-scale technology investment.

xAI expects operations at the Southaven site to begin in February 2026. The facility cements its presence in the region and deepens Mississippi’s role in shaping future AI infrastructure.
